For the centralization of a number of services and to enable further growth Sinelco needed a new distribution centre on a European scale.
The building consists of an office building (2.500 m² over two building layers) with showroom and social facilities, a low warehouse (3.200 m² – store height 7.60m) for picking, packing en handling, a transfer zone (800 m²), technical rooms (500m²) and a high stack warehouse (4.000 m²- store height 18.00 with two fully automatic cranes).
Both warehouses have a steel structure. The high stack warehouse is protected by an in-rack sprinkler installation, the low warehouse is protected by a large drops installation and sprayers with an ESFR-installation. The sprinkler installation meets with NFPA 13, the pumps with NFPA 20, the storage tank with NFPA 22, the ESFR with NFPA 30B. The complete installation was designed in close consultation with the GRC.
Efficiency is the key notion in this project. Not only to the efficiency of logistics a lot of attention was also paid to the creation of a pleasant and functional work space for each employee (administrative of executive) within an enduring perspective.
The architecture of the building is very open and transparent. A central patio around which all administrative services are located stimulates internal communication and symbolizes the open corporate culture. The dome with coloured glass creates a fairylike scene in which the sober and functional form language is placed in a different light over and over again.
The building was good insulated and closely monitored in the field of airtightness of all connecting points. The dimensions, the location and the choice of glazing (LTA & ZTA) were also determined in function of the winter and summer condition comfort which was to be realized. Transitions between interior and exterior are everywhere shielded by draught locks. Air groups are equipped with frequency controls. Sanitary hot water is limited to the wash and change rooms, the showers are equipped with water saving heads and touch buttons.
Maximum daylight entrance is aimed at in the offices as well as in the warehouses. Fluorescence lighting with electronic high efficiency pre-switchgear is used and the lighting power per m2 was reduced. Rainwater is collected, buffered and used for anything which does not require potable water.
Excavated ground was used again on the site after mixing it with lime.
